Homes for Sale and Rent in Markham: 2026 Prices by Home Type and Area
Markham is York Region's largest city and one of the busiest resale markets I work in. This page pulls together the public numbers a buyer or renter actually needs: benchmark prices by home type, how quickly homes are selling, what apartments rent for, and how the main communities compare. Sources are linked throughout.
Markham at a glance
Markham counted 338,503 people in the 2021 Census (Statistics Canada). It stretches from Steeles Avenue north to roughly Major Mackenzie and beyond, between Highway 404 and the Pickering border. Highway 7 is its east-west spine and a growing jobs and condo corridor, while historic Main Streets in Unionville and Markham Village anchor the older areas.
Markham home prices right now
Here is where Markham stood in the latest TRREB data for September 2026. The MLS® Home Price Index benchmark describes a typical home of each type and is steadier than the average sale price, which moves with the mix of homes that sold (TRREB MLS® HPI tables, September 2026).
- Composite (typical home): $1,052,500 benchmark (-6.0% year over year)
- Detached: $1,441,700 benchmark (-5.6% year over year)
- Semi-detached: $1,032,900 benchmark (-5.5% year over year)
- Townhouse: $731,700 benchmark (-6.6% year over year)
- Condo apartment: $517,200 benchmark (-9.7% year over year)
Activity in September 2026 across all home types: 245 sales, an average price of $1,125,353 and a median of $1,051,000, 729 new listings, 1,122 active listings, about 4.1 months of inventory, a sale-to-list ratio of 98% and 34 average days on market (TRREB Market Watch, September 2026).
Markham's semi-detached benchmark ($1,032,900) sits above York Region's ($974,500), and in September it had the lowest months of inventory in York Region: about 4.1, against 5.0 region-wide, with average days on market of 34. Condo apartments were benchmarked at $517,200, down 9.7% in a year. For context, CREA reported a national average sale price of $666,538 in September 2026, down 1.6% year over year (CREA), and TRREB's GTA-wide average was $1,006,409, down 5.1%.
Neighbourhoods and what they offer
- Unionville: the historic Main Street, Toogood Pond and established detached homes; also newer condos near Highway 7.
- Cornell: a planned community with townhouses, laneway garages and Markham Stouffville Hospital nearby.
- Markham Village and Wismer: an old town core plus 2000s family subdivisions near Mount Joy GO.
- Berczy Village and Cathedraltown: newer detached and semi-detached homes in the north-central area.
- Milliken and Markham's Thornhill side: older homes and townhouses close to Steeles and the TTC network.

Renting: what the public data shows
Markham is one of the York Region cities Rentals.ca reports separately. Rentals.ca and Urbanation's October 2026 report (September data) put average asking rent for purpose-built and condo apartments at $2,393 in Markham and $2,299 in Vaughan, and all-property-type averages at $2,363 in Vaughan and $2,556 in the City of Toronto. Across Ontario, asking rents for all property types were down 4.8% year over year (Rentals.ca National Rent Report, October 2026). Asking rents describe vacant listings, so a renewing tenant's rent can be quite different.
Transit and commuting
The GO Stouffville line stops at Unionville, Centennial, Markham and Mount Joy stations (GO Transit). Viva Purple runs along Highway 7 and YRT covers local routes (YRT). Highways 404 and 407 serve drivers, and TTC buses connect at Steeles Avenue.
Schools
Public schools here are run by the York Region District School Board and Catholic schools by the York Catholic District School Board; French-language families can look at Conseil scolaire Viamonde (public) and Conseil scolaire catholique MonAvenir (Catholic). School boundaries change as new subdivisions open, so confirm the exact address with the board's school locator before you firm up an offer, and do not rely on a listing description alone.
