Buyer's or Seller's Market? Reading Months of Inventory in York Region
The question: this came up in a r/TorontoRealEstate thread asking whether it is still a good time to buy. I have answered it for York Region buyers and renters, with sources below.
Short answer: look at months of inventory (active listings divided by monthly sales) and the sale-to-list ratio (sale price as a share of list price). A common rule of thumb: under about 4 months leans toward sellers, 4 to 6 is balanced, and above 6 leans toward buyers. A sale-to-list ratio at or above 100% means homes are selling at or over asking.
York Region in September 2026
From TRREB's September 2026 Market Watch (TRREB), all home types:
- York Region: 5.0 months, 97% sale-to-list
- Markham: 4.1 months, 98%
- Newmarket: 4.2 months, 97%
- Aurora: 4.9 months, 98%
- Vaughan: 4.9 months, 97%
- Stouffville: 5.2 months, 97%
- East Gwillimbury: 5.4 months, 98%
- Richmond Hill: 5.6 months, 98%
- King: 11.4 months, 94%
By the rule of thumb, most of York Region was balanced, with King clearly favouring buyers.
How to use this
- Narrow it down: a town-wide figure mixes condos and detached homes. Ask your agent for the numbers for your home type and price band.
- Watch the trend: one month can be noisy, especially in small towns.
- Offer strategy: in a balanced market, conditions on financing and inspection are more often accepted. See Conditional offers in the GTA market.
