Homes for Sale and Rent in Richmond Hill: 2026 Prices, Areas and Transit
My office is on Major Mackenzie Drive, so Richmond Hill is the market I watch most closely. This page is for people actively looking to buy or rent here: what each home type costs according to the latest public TRREB data, what renters in nearby York Region cities are paying, and how the main parts of the city differ. Every number links to its source, and none of it is a valuation of a specific home.
Richmond Hill at a glance
Richmond Hill had 202,022 residents in the 2021 Census (Statistics Canada). It runs north from Highway 407 to the Oak Ridges Moraine, with Yonge Street through the middle, Highway 404 on the east and Bayview and Leslie as the main north-south roads. The south end around Highway 7 is becoming a high-rise centre, the middle holds the historic village and established family streets, and the north has newer subdivisions around Lake Wilcox and the moraine trails. For local listings and my services in the city, see my Richmond Hill real estate page.
Richmond Hill home prices right now
Here is where Richmond Hill stood in the latest TRREB data for September 2026. The MLS® Home Price Index benchmark describes a typical home of each type and is steadier than the average sale price, which moves with the mix of homes that sold (TRREB MLS® HPI tables, September 2026).
- Composite (typical home): $1,157,700 benchmark (-6.3% year over year)
- Detached: $1,514,400 benchmark (-6.5% year over year)
- Semi-detached: $1,011,800 benchmark (-4.6% year over year)
- Townhouse: $781,200 benchmark (-5.0% year over year)
- Condo apartment: $493,000 benchmark (-12.3% year over year)
Activity in September 2026 across all home types: 172 sales, an average price of $1,189,203 and a median of $1,079,000, 584 new listings, 974 active listings, about 5.6 months of inventory, a sale-to-list ratio of 98% and 36 average days on market (TRREB Market Watch, September 2026).
Two things stand out. Detached homes carry a large premium over the York Region detached benchmark of $1,329,800, which reflects big lots in Bayview Hill, South Richvale and Mill Pond. Condo apartments moved the other way: the Richmond Hill apartment benchmark fell 12.3% in a year, more than York Region's 8.8%, so condo buyers have more room to negotiate than a year ago. With about 5.6 months of inventory, Richmond Hill was a little slower than York Region overall (5.0). For context, CREA reported a national average sale price of $666,538 in September 2026, down 1.6% year over year (CREA), and TRREB's GTA-wide average was $1,006,409, down 5.1%.
Neighbourhoods and what they offer
- Langstaff and Richmond Hill Centre (south, Highway 7): condo towers near Langstaff GO and the Viva rapidways; most rental supply is here.
- Bayview Hill and South Richvale: large detached homes and some of the highest prices in the city.
- Mill Pond and the Village core: older homes on mature streets around Mill Pond Park and Yonge Street shops.
- Rouge Woods, Westbrook and Devonsleigh: 1990s and 2000s family subdivisions with detached homes and townhouses.
- Jefferson and Oak Ridges (north): newer homes, Lake Wilcox, and trail access on the Oak Ridges Moraine.
For a street-level tour of these areas, see my Richmond Hill neighbourhoods guide.
Renting: what the public data shows
Rentals.ca does not publish a separate Richmond Hill average, so the nearest public benchmarks are its neighbours. Rentals.ca and Urbanation's October 2026 report (September data) put average asking rent for purpose-built and condo apartments at $2,393 in Markham and $2,299 in Vaughan, and all-property-type averages at $2,363 in Vaughan and $2,556 in the City of Toronto. Across Ontario, asking rents for all property types were down 4.8% year over year (Rentals.ca National Rent Report, October 2026). Asking rents describe vacant listings, so a renewing tenant's rent can be quite different.
Transit and commuting
GO Transit's Richmond Hill line serves Langstaff, Richmond Hill, Gormley and Bloomington stations (GO Transit), with most trips at rush hour. YRT and Viva buses run on Yonge Street and Highway 7 (YRT). Metrolinx's Yonge North Subway Extension plans to extend TTC Line 1 north from Finch toward Richmond Hill Centre, with stations planned at Bridge and High Tech in Richmond Hill (Metrolinx). Drivers use Highways 404 and 407 (the 407 is a toll road).
Schools
Public schools here are run by the York Region District School Board and Catholic schools by the York Catholic District School Board; French-language families can look at Conseil scolaire Viamonde (public) and Conseil scolaire catholique MonAvenir (Catholic). School boundaries change as new subdivisions open, so confirm the exact address with the board's school locator before you firm up an offer, and do not rely on a listing description alone.
