Homes for Sale and Rent in Vaughan: 2026 Prices, Subway Access and Areas

Vaughan has the only TTC subway station in York Region today, and that shapes its market: a growing condo district at the Vaughan Metropolitan Centre and established family communities to the north and west. This guide covers what buyers and renters need to know, with the public data behind every figure.

Vaughan at a glance

Vaughan had 323,103 residents in the 2021 Census (Statistics Canada). It sits west of Yonge Street from Steeles Avenue north past Kirby Road, crossed by Highways 400, 407 and 427. Its communities range from Woodbridge and Kleinburg in the west to Thornhill and Concord in the east.

Vaughan home prices right now

Here is where Vaughan stood in the latest TRREB data for September 2026. The MLS® Home Price Index benchmark describes a typical home of each type and is steadier than the average sale price, which moves with the mix of homes that sold (TRREB MLS® HPI tables, September 2026).

  • Composite (typical home): $1,119,400 benchmark (-5.2% year over year)
  • Detached: $1,496,300 benchmark (-5.4% year over year)
  • Semi-detached: $1,035,400 benchmark (-5.1% year over year)
  • Townhouse: $747,300 benchmark (-5.0% year over year)
  • Condo apartment: $523,100 benchmark (-4.9% year over year)

Activity in September 2026 across all home types: 213 sales, an average price of $1,163,441 and a median of $1,080,000, 735 new listings, 1,267 active listings, about 4.9 months of inventory, a sale-to-list ratio of 97% and 42 average days on market (TRREB Market Watch, September 2026).

Vaughan's composite benchmark fell 5.2% in the year to September 2026, the smallest drop among the larger York Region cities, and its condo apartment benchmark fell only 4.9%, against 8.8% across York Region. Detached homes were benchmarked at $1,496,300. Average days on market were 42, longer than Markham's 34, so sellers here needed more patience. For context, CREA reported a national average sale price of $666,538 in September 2026, down 1.6% year over year (CREA), and TRREB's GTA-wide average was $1,006,409, down 5.1%. Neighbourhoods and what they offer

  • Vaughan Metropolitan Centre (VMC): new condo towers beside the subway terminal and Highway 7 rapidway.
  • Woodbridge: established detached homes, the Market Lane village area and newer subdivisions to the west.
  • Maple: family subdivisions around Maple GO, Canada's Wonderland and the Cortellucci Vaughan Hospital.
  • Kleinburg: a village core, the McMichael Canadian Art Collection and larger estate lots.
  • Thornhill (Vaughan side) and Concord: Thornhill Woods, Patterson and older Thornhill streets near Bathurst and Yonge.

Renting: what the public data shows

Vaughan is reported separately by Rentals.ca. Rentals.ca and Urbanation's October 2026 report (September data) put average asking rent for purpose-built and condo apartments at $2,393 in Markham and $2,299 in Vaughan, and all-property-type averages at $2,363 in Vaughan and $2,556 in the City of Toronto. Across Ontario, asking rents for all property types were down 4.8% year over year (Rentals.ca National Rent Report, October 2026). Asking rents describe vacant listings, so a renewing tenant's rent can be quite different.

Transit and commuting

TTC Line 1 ends at Vaughan Metropolitan Centre station (TTC). The GO Barrie line stops at Rutherford and Maple stations (GO Transit), and Viva Orange and other YRT routes use the Highway 7 rapidway (YRT). Highways 400, 407 and 427 serve drivers.

Schools

Public schools here are run by the York Region District School Board and Catholic schools by the York Catholic District School Board; French-language families can look at Conseil scolaire Viamonde (public) and Conseil scolaire catholique MonAvenir (Catholic). School boundaries change as new subdivisions open, so confirm the exact address with the board's school locator before you firm up an offer, and do not rely on a listing description alone.
